There is a 5' utility and drainge easement
along all interior lot lines and a 10'
utility and drainage easement along all
exterior lot lines.
Front Setback 30', There is a 10' setback each
side of the 25' ingress/egress. All other
setbacks per zoning.
Subdivision of lots having exclusive access

(common driveway) is limited to no more
than four lots maximum.

to be reserved undisturbed for septic field use.
11. Building shown on lot 2 encroaches into the (side/rear)
setback. Should this building be removed, destroyed, or
otherwise altered, any future structures should be built
outside of the minimum setbacks as per the Blount
County Zoning.
