1. Utility, construction and drainage easements shall be 10 feet on the inside of all exterior lot lines and street
rights -of -way. There shall be easements per utility provider's specifications for all as -built utilities, unless otherwise noted.
2. Front Building setback shall be 30 feet from all street rights -of -way and joint permanent easements, unless otherwise noted in
restrictions. All other Setbacks shall be in accordance with Blount County Zoning Restrictions for Zone R-1.
J. No Instruments of Record reflecting easements, rights of way, and/or ownership were furnished to the Surveyor, except as
shown hereon. The Surveyor has made no attempt to access the public records for any easements. Subject to any easements,
regulations or restrictions in effect at the time of this survey. No title opinion is expressed or implied.
4. The Surveyor has made no attempt to locate underground utilities, underground foundations, underground encroachments or
underground improvements, except as shown hereon. Actual location of all underground utilities should be verified through
Tennessee 1 Call (1-800-351-1111) or the utility provider prior to any excavation or construction.

activities. The Blount County Environmental Health Department should be consulted prior to any construction to determine

8. All new utilities shall be installed underground at time of development or expansion, unless otherwise approved.
9. A non -conforming structure (residence) is located on Lot 1 R and at such time it is either removed, destroyed or replaced all
required setbacks shall be met, in conformance with City of Alcoa requirements.
10. Easements, if any, following former lot lines are hereby released upon recording of this plat unless otherwise noted,
11. Refer to change of occupancy by Jeff Chapman (Building Official -Blount County, TN) permit number 261100. The structure
does not meet .code to be used as a dwelling. The kitchen sink has been removed and the bathroom is not functioning. Per code
this is an accessory structure to the dwelling on the property and cannot be occupied for living, sleeping, eating, cooking, or
sanitation. Per Zoning, two dwellings on 1.66 acres or less is prohibited.
12. The purpose of this plat is to add 0.380 acres from the property of Zook to . Lot 1 R as shown hereon and to add 0.601
acres to Lot 2 as shown hereon.
13. This plat includes the incorporation of the Final Subdivision Plat for Hicks Property, Lot 1, Map R/e 3756B.
