right of way of Pellissippi Parkway, closure to extend approximately 1465'
along the center of Alcoa Trail .
11. Minimum finished floor elevation (BFE + 1 foot): 835.4 for

12. The described properties are located in special flood hazard areas as shown
on the form panels 47009CO129C & 47009c0137C dated 9-19-2007, Flood
Zone Areas X, AE (LOMR CASE# 19-04-5430A, October 17, 2019)
13. The Alcoa board of zoning appeals granted variances for recreational
facilities within the 100 year flood hazard area on lot 1 R on April 20, 2015 and
July 26, 2019.
14. A Joint Permanent Easement is hereby established on Lot 1 R and Lot 3, with
said to be placed within the entirety of the abandoned/closed right of way
portion of Alcoa Trail, for the purposes of vehicular and pedestrian ingress
and egress on, over, upon, and across the easement areas as shown for the
benefit of Lot 1 R and Lot 3. Maintenance is to be shared between Lot 1 R and
Lot 3, which includes, but not limited to, improvements placed thereon. A
drainage, utilities and construction easement is also hereby established for its
entirety.
15. Vehicular access to and from Lot 1 R and Lot 3 along Pellissippi Parkway
frontage is prohibited.
16. An open space dedication of 3.70 acres (or 161,172 square feet) is hereby
being maintained within 100 year flood hazard area to satisfy the five percent
(5%) minimum required.
