1. All reasonable effort was given by this surveyor to
obtain speck sanitary sewer information from
the City of Maryville's Utility Department. No
information was obtained. Sewer information
shown reflects what was able to be found on the
ground.
2. There is an assumption of undefined sanitary
sewer easement widths of 15-feet. This is based
on those easements that are defined in recorded
deeds regarding this property. It is presumed that
the utility company intended to install the
structures within their prescribed easement.
3. 10-foot sewer easement identified in Bk 122, Pg
712 appears to cross the Judith Dockery Property
(Map File 3328A) although it is not shown on the
plat of record.
4. The 15-foot sewer easement described in Bk 72,
Pg 199 is not definable given the limited
identification of the beginning and ending points in
the deed.
5. Bk 637, Pg 763 references "two easements for
sanitary sewer as shown on survey of Blount
Surveys, Inc.,". The survey is not recorded and
was not available at the time of this survey.
Therefore, these easement, if they exist, are not
shown hereon.
6. Bk 158, Pg 263 refers to a "right of way of said
Kate Burchfield ... from their land along the line of
Jim Everett to said Montvale Pike Road" The
specific location of the "line of Jim Everett" could
not be identified at the time of this survey.
7. Bk 131, Pg 217 grants an easement similar to
that of the one in Number 6 (above). It is limited
to not exceed 15-feet but the specific location is
not known.
8. Title opinion not provided. Other easements,
encroachments, etc. may exist and not be shown.
