7. The subdivision of this property identifies an existing
fence placement that encroaches into the Mt. Lebanon
Road right of way area of Lot 1 R and traverses property
boundaries on Lot 1 R and Lot 2R2. At such time that it is
removed or destroyed, a need for replacement shall be
in conformance with local zoning regulations and
permitting procedures.
8. The purpose of this plat is to re subdivide Lot 2 (4.951
acres) and Lot 1 R (2.205 acres) of the Hugh Dotson
Property into 3 separate lots.
9. The owner and/or developer of any lot, in developing
the lot into building, whether primary structure or
accessory structure, or conducting any development or
use that will disturb soils on the lot, shall reserve and
maintain area sufficient for primary, secondary (and
tertiary when applicable) septic field lines appropriate to
the size and use of buildings and other development or
activities. The Blount County Environmental Health
Department should be consulted prior to any
construction to determine appropriate area to be
reserved undisturbed for septic field use.
10. The 25' private easement for ingress/egress is for the
benefit of Lots 2R1 and 2R2, with maintenance to be
shared. An approved maintenance agreement is to be
recorded with the final plat in the Blount County Register
of Deeds Office.
